Rotherham Quality Landlord Gold Scheme

Rotherham Council launched Rotherham Quality Landlord Scheme on the 30th November 2007.

The aim was to work closer with private landlords in Rotherham, helping them to understand new and existing legislation.

We would like invite all landlords in Rotherham to become ‘Quality Landlords’. All we ask to that your properties and the management of them meet our Quality Standards. These standards can be found within our application pack. Please see below.

There are three schemes available for landlords to join, Bronze, Silver and Gold.

The Gold Scheme

What benefits are there?

  • Free advertising at our Key Choices Property Shop
  • The option of advertising in the Rotherham Advertiser newspaper in full
    colour with a picture and text at a cost of £17.50
  • Full control of rent setting and tenant criteria
  • A list of interested applicants sent promptly to you each week
  • The title of a ‘Rotherham Quality Landlord’
  • Free Housing Advice on legislation including tenancy rights and notice seeking possession
  • Free resources and information regarding energy efficiency
  • Free energy efficiency assessments on all properties
  • Free Fire Prevention inspections and the fitting of smoke alarms
  • Newsletters informing landlords of changes in legislation
  • The use of 2010 Rotherham Ltd to complete repairs at an addition cost
  • The use of the Council’s Pest Control Service
  • Staff available to give support and advise to all Quality Landlords
  • Property inspections conducted by Neighbourhood Enforcement
  • Interested applicants short listed using your own criteria
  • Suitable applicants invited into the Key Choices Property Shop to sign an Assured Shorthold Tenancy Agreement
  • Bonds processed in line with new legislation
  • Free annual gas and electrical tests
  • Pre tenancy determinations completed to assess if applicants can afford the rent
  • Housing benefits forms checked and sent to the appropriate department
  • Joint viewings arranged with suitable applicants at your property
  • Tenancy maintenance
  • Weekly monitoring of rent payments
  • Arrears dealt with efficiently and effectively
  • Claims of anti social behaviour investigated and dealt with
  • Use of other Council departments to deal with breaches of tenancy
  • Warning letters and notice seeking possession served appropriately
  • Void properties processed
  • Repairs identified and ordered with landlords permission

Who would this scheme suit?

  • Landlords who are new to private renting and have little knowledge of legislation and case law.
  • Landlords who do not have time to invest in managing a property due to work commitments.
  • Landlords who are unable to manage their properties due to living out of the area.
  • Landlord who do not want the hassle of managing a property portfolio and dealing with the day to day issue of tenancy management.

Will I be charged?

This scheme is charged at 10% of the properties monthly rental income. Under this scheme you get free annual gas and electric checks.

An additional cost may be incurred if you chose to advertise in the Rotherham Advertiser. This would be charged at a discount rate of £17.50 per advert.

Although there is no charge to use 2010 Rotherham Ltd repair service materials used and labour charges will need to be covered.

How will you know I am a Quality Landlord?

In signing your application form you are agreeing that you and your properties meet our Quality Standards.

To ensure your properties are of a satisfactory standard we will inspect 10% of them on application to the scheme. The remaining properties will then be inspected as they become vacant.

How can I apply?

To join the scheme you must complete an application pack. These can be requested from the Key Choices Property Shop in person, by telephoning 01709 336564, by downloading one from this website below or by e-mailing RotherhamQualityLandlordScheme@rotherham.gov.uk.

Your application will be input on our computer systems and an inspection of 10% of your properties will be arranged with our Enforcement Officers. On completion of this inspection we will accept you as a Quality Landlord. You can start to utilise all the benefits of your scheme and be recognised as a Quality Landlord in Rotherham.

If the inspection identifies any problems within the property we will contact you directly and work with you to complete these repairs.
