    Landlord Accreditation Scheme

    Local Authorities are increasingly taking a strategic approach to meeting the housing needs of people in their area.

    There is greater recognition for the important role of the private rented sector in providing housing accommodation for some people.

    Ones aspect of this new approach is a desire to work with private sector landlords to improve the quality and standing of this important sector of the housing market.

    One of a number of possible ways of doing this is for the Local Authority to introduce a private rented sector landlord accreditation scheme.


    What is Landlord Accreditation?

    It is a set of standards (or code) relating to the physical condition and management of privately rented accommodation. Landlords who join the scheme and meet the standards are given accredited status.

    The accreditation scheme will be operated on a voluntary basis.

    There is no compulsion for landlords to join but we hope that the benefits to be gained will encourage them to do so.


    Requirements of the Scheme

    Landlords who apply to join the scheme will need to show that their properties comply with the minimum legal requirements and meet the standards set by the accreditation scheme.


    Landlords Benefits

    1) Landlords who obtain accreditation will gain the right to exclusive use of the accredited scheme logo;

    2) Landlords will be awarded a certificate to confirm the premises meet the standards of the scheme;

    3) Tenants will be encouraged to seek accommodation from accredited landlords;

    4) Landlords, therefore, gain a market edge over other landlords who are not members of the scheme;

    5) The landlord can be assured of support through the Council's Anti-Social Behaviour unit in the event of any problems arising and affecting the tenancy.


    Tenants Benefits

    1)
    Tenants of accredited property can expect the property to be in good condition;

    2) Tenants can be confident that he/she will be treated fairly by the landlord;

    3) There will be support from the Council in the event of any Anti-Social Behaviour affecting the tenancy;

    4) Deposits/payments will be clearly recorded and disputes avoided at the end of the tenancy.
