Please see the Timescales for repairs and maintenance before requesting a repair. This will will tell you the minimum standard you can expect from the Council and our contractors in terms of carrying out your repair. If your repair is not done within the target timescale, it will tell you what you can do and the rights that you have.
We have target times for various categories of repair, but its practical to carry out similar non-urgent maintenance works to a number of homes in the same area at the same time. See Timescales for repairs and maintenance for more information.
Your repairs responsibilities
As a tenant, you are responsible for your own minor repairs and maintenance. This includes things such as changing internal door handles, internal decoration and connecting your own cooker appliances.
Where the customer may be classed as 'vulnerable', either through disability, age or finances, support may be given to carry out the repair on the tenant's behalf or to sign post to other services. This will be decided on a case by case basis, depending on the customer's individual circumstances.
If you would like to have more of a say in your repairs service, you can join our Repairs and Maintenance Focus Group.
To join this group, please register with the key player database, which gives you the chance to say what else you might like to be involved in too.
For an informal chat about the group, please contact 0300 100 2010.
Looking after your home
It is likely that you will live in your home for a long time - sometimes for the rest of your life. Although the Council may own the property you live in, we appreciate that it is your home. As such, we are committed to carrying out our responsibilities as landlord to ensure that your property continues to last a lifetime and beyond.
In return, we ask that you take equal pride and responsibility for looking after your home.
If you are a leaseholder, the repairs teams are responsible for external repairs to your property, for example, roofs, structural damage and communal areas, the window frames of your property but not the glass. See the information for leaseholders page.
Our responsibilities
We have legal duties to repair and maintain your home. We will:
Keep the structure and outside of your home in good condition
Repair fixtures and fittings inside your home, for example heating systems, bathroom fittings, kitchen units and doors
Make sure you receive gas, electricity and water into your home and that waste is taken away properly
Repair any shared areas that form part of your home, for example, staircases and shared entrances
We will do this through our day-to-day repair service and our long-term planned maintenance and improvement programme.
When we have completed the repair we will give you a 'How Did We Do' survey, which helps up to consistently improve the services we provide.
Meet the teams
Our contractors, Morrison and Willmott Dixon, are responsible for delivering the repairs and maintenance to your home.
