The Levels of Service we provide:

Bronze - Marketing Only Service

We will:

  • Inspect your property to ensure it meets the standards of our scheme
  • Advise you of any repairs needed
  • Advertise your property in the Key Choices Property Shop, Key Choices website, 2010 Neighbourhood Offices and the Rotherham Advertiser for 2 consecutive weeks
  • Provide you with a list of interested applicants
  • Referral for free Energy and Fire advice
  • Offer use of Robond Bond Guarantee Scheme
  • Offer use of Deposit Protection Service

Silver - Marketing & Let Only Service

We will:

  • Undertake all of the above plus
  • Fix internal advertising board visible in front window for 2 consecutive weeks
  • Provide a tenancy agreement (normally 6 Months Assured Shorthold Tenancy)
  • Prepare an inventory/condition report to include photos
  • Complete Housing Benefit forms completed and submit to Revenue & Benefits
  • Service of one Notice to Quit (Sec 21 only)
  • Manage hand over of keys
  • Assist the tenant in setting up of utilities on new tenancies
  • Notify Council Tax of change of tenancy
  • Prepare and hold a detailed inventory/termination inspection to the best of our ability, using photographic evidence where necessary

Gold - Property Management Service - Monthly Fee based on Net Rent

We will:

  • All of the above plus
  • Successful applicants contacted and interviewed for suitability in accordance with letting criteria as agreed by the landlord
  • Accompanied viewings carried out
  • Tenants signed up on our 6 month Assured Shorthold Tenancy Agreement
  • Check the rent account weekly, and take the following action for non payment:-   make contact by phone, visit or letter, Liaise with Revenue & Benefits and keep you informed of the account status. Tenancy set up and support service
  • Full rent management service up to Court application stage.  (It will be your responsibility to present the application to court)
  • Endeavour to provide you (the landlord) as much tenancy notes to support any application to Court
  • Landlord and tenant contact notes
  • Quarterly tenancy check visits
  • Repairs management service up to value of £150 per job (any excess not authorised without landlord's consent. These repairs will also be recharged to you)
  • Free tenancy support for vulnerable tenants
  • Carry out a termination inspection
  • Pay the rent received to you (the landlord) by your chosen deposit method in the first and third week of every month.
  • Prepare and send you rent statements on a Six monthly basis.
  • Renew the Gas/Electric certificates and ensure they are kept legal and up to date
