Town and Country Planning Fees

Planning Application Fees

Most planning applications will require a fee. Please view the Town and Country Planning Fees for further information.

Discharging of Conditions Fees

For discharging planning conditions or confirming compliance with conditions the fee required is £25 for householder applications and £85 on all other applications.

Fees are charged per request regardless how many conditions are to be discharged. Note that fees are also charged on a per application basis, therefore if more than one application has conditions to be discharged, then a fee will be charged per application.

It is also important to include the correct information in order to discharge conditions, particularly for larger scale applications. It is therefore advisable to contact the planning officer dealing with the application prior to submitting condition details to ensure your application can be dealt with efficiently.

Non-Material Amendment Fees

Fees for non-material amendments are as follows:

Householder permissions - £25
All other applications - £170

Pre-Application Fees

For customers using the Council's pre-application service, fees are charged for developments falling within the following categories.

  • Residential developments consisting of 10 or more units or a site area of 0.5 hectares or more where the number of units is not known.
  • Non-residential developments consisting of 1000 or more sq metres floor area or where the site area is greater than 1 hectare.

The fee will be either £500 or £800 for the initial meeting, depending on the scale of the proposal. A reduced fee will be charged for each meeting thereafter of either £300 or £500 depending on the scale of the proposal, if the applicant feels this is required to further improve the scheme.
