Council homes across Rotherham to be refurbished as part of huge £312m investment

Homes in Kimberworth Park, East Herringthorpe and Swinton are among those across the borough to be refurbished by the Council over the next year.

Cabinet will be asked to approve the Housing Capital Programme for 2026/27 to 2029/30 which outlines how the Council will invest £312.6m, including £76.8m in 2026/27, when it meets on Monday 16 March.

A total of £198.6m will be invested in improving existing Council homes and estates, £13.4m on installing aids and adaptations to Council properties and £98.5m on delivering new homes.

The investments are part of the Council’s commitment to ensuring home are safe and decent and improving the quality of lives for tenants.

In 2026/27, £17.5m of refurbishment works including replacement windows and doors to 224 properties in Swinton Fitzwilliam, and further external works to homes in Kimberworth Park, The Lanes, East Herringthorpe and Brampton.

A further £1.5m will be spent on environmental improvements and may include works such as upgraded pathways, handrails and fencing to homes in The Croft in Catcliffe, St Mary’s View, Ash View and Roughwood Way in Greasbrough and Brameld Road in Swinton.

A total of £98.5m will be invested to continue to develop more homes – £63.7m to meet the Council’s 1,000 homes target by summer 2027, with a further £34.8m to ensure more homes are delivered beyond that. Around 150 homes are expected to be delivered in 2026/27, including new homes in Maltby, Warden Street in Canklow and Wath, alongside 82 homes either from private sector housebuilders or direct from the open market including in Laughton Gate, Waverley and Poppyfields.

Another £2.1m is planned to be invested over the next four years in the Council’s IT and digital infrastructure to improve the experience for tenants.

Cllr Linda Beresford, Cabinet Member for Housing, said: “We are committed to making significant investments which improve the quality of life for our tenants.

“These improvements will not only benefit current tenants living in properties but also ensure that future generations have access to high-quality housing around the borough.”
