Work starts on major speculative industrial development at former Colliery site

Further work is being undertaken at the former Dinnington Colliery site in Rotherham as Trebor Developments starts on its major speculative industrial development.

The former colliery site has seen all of its 35 acres of land sold in the last year in a series of land sales, demonstrating the high demand for strategically located development land in the Rotherham borough.

Trebor Development, working in conjunction with its partner Hillwood, has now started on site with selected contractor, MCS Group Limited, to construct quality, speculative, industrial unit on the prominent site, which is located near Junction 31 of the M1. Work is expected to be completed in December 2019.

Rotherham Council’s Cabinet Member of Jobs and the Local Economy Cllr Denise Lelliott said: “This is another excellent example of a former pit site delivering regeneration, following world-leading auctioneers Ritchie Bros recent investment in the nearby Maltby Colliery site. We know there is a market out there for high-quality commercial property. The completed units will be let to inward investors or expanding local companies, which will support business growth in the borough and provide high-value lasting employment for residents.”

Bob Tattrie, Managing Partner of Trebor Developments commented: “Our development provides quality industrial accommodation to meet local and regional occupier needs and represents part of our national development pipeline of similar speculative, industrial, developments, delivering in the order of three million square feet over the next 18 months.”

Trebor and Hillwood are advised by agents CBRE, CPP and Knight Frank.

Mike Baugh, senior director of industrial agency at CBRE, added: “The 31 East scheme has been a huge success and the sale of all 35 acres of land within a 12-month period is testament to the site’s key positioning and infrastructure as well as the benefits of its EZ status. Good quality accessible land is currently in short supply within South Yorkshire, so we are seeing an increase in demand for sites of this nature by occupiers seeking to develop out their own facilities.”

St Paul's Developments plc and The Homes and Communities Agency (now Homes England, the Government’s housing agency) completed a development agreement in 2014 to bring the second phase of the former Dinnington Colliery site forward for development after the success of Phase 1, which was developed and sold off in the mid to late 2000's by the then regional development agency, Yorkshire Forward.
