Repairs and Maintenance Services for leaseholders
As a leaseholder with Rotherham Metropolitan Borough Council, it’s important repair responsibilities are understood, both of the Council and the leaseholder. This ensures properties are kept in good condition and issues are addressed promptly and efficiently.
Leaseholder responsibilities
- Interior repairs - Leaseholders are responsible for all internal repairs within their flat. This includes maintaining internal doors, window glass, decorations, and fixtures such as kitchen units and bathroom suites.
- Damage - Any damage to common parts and services caused by leaseholders or their visitors must be repaired by the leaseholder.
- Gas Appliances - It is the leaseholder's responsibility to ensure that gas appliances within the property are serviced annually.
Council responsibilities
- Shared areas - The Council manages repairs to shared areas and facilities. This includes paths, steps, handrails, fencing around shared areas, outbuildings, drying areas, shared water pipes, gas pipes, electrical wiring, light fittings in shared areas, and controlled door-entry systems.
- External repairs - The Council also manages structural and exterior repairs. This includes roofing and cladding, drains and external pipes and external doors and windows.
