Class H - Dwellings being actively marketed for let or an agreed tenancy with a future tenancy start date (12 months limit)
Qualification Criteria
The property must be actively marketed for let for a fair market rental value or have an agreed tenancy with a future tenancy start date.
The exception would apply for up to 12 months from the date it was actively marketed for let/awaiting a tenancy to start for an agreed tenancy or until a new tenancy commences, whichever is sooner.
Whilst the exception is applied the property will still be subject to the standard Council Tax charge.
If after 12 months, the property remains up for let or the tenancy has not yet commenced, the applicable premium charge will apply. A further Class H Exception can only then be applied after the property has been subject to a tenancy agreement lasting at least 6 months.
