Class M – Major repairs (12 months limit)

Qualification Criteria

Empty properties requiring or undergoing major repairs or structural alterations.

The exception would apply for up to 12 months whilst the property is substantially unfurnished and requires or has ongoing major repairs or structural alterations. Where the repairs or alterations are completed in less than 12 months, the exception will still apply for up to 6 months or until the end of the 12 months, whichever is sooner.

Once the exception expires the applicable premium charge will apply.

This exception cannot apply again unless the property has been sold.

What we will need

Evidence to detail the repairs or alterations required or planned, such as a Planning Application Number, Builders Report or Inventory of Works.

The date from which the property became uninhabitable.

We may also visit your property to fully assess the status, including the extent of the repairs or alterations required.
