The proposal: building one

The central feature of the market redevelopment is Building one, which will house six lettable retail units.

These include a dedicated café/restaurant space complete with an integrated kitchen, as well as a versatile two-storey unit suitable for a range of uses.

The contemporary building will provide high quality retail units for sustainable growth of Dinnington town centre.

Each unit within Building 1 will benefit from:

  • Private back-of-house facilities for operational efficiency
  • Secure rear servicing access for each unit
  • Distinctive individual canopies enhancing visual identity
  • Generous, high-impact shopfronts that open directly onto the newly designed public realm, ensuring strong visibility and footfall
  • Market storage and trader welfare facilities.

Sustainability

Building one will be built to a high finish, durable and lasting materiality. Rooftop solar panels and carbon efficient heating and cooling will future proof the town centre market.

Material Palette and Architectural Expression

The proposal embraces a simple and refined material palette featuring red brick and bronze cladding, accented with bronze gold highlights. This combination delivers a modern aesthetic defined by crisp lines and sharp angles, while harmonizing with the predominantly red brick character of the surrounding high street.

Industrial Heritage Meets Contemporary Design

The bronze cladding introduces a subtle nod to the town’s industrial heritage, offering a contemporary reinterpretation that complements the traditional streetscape. The bronze gold accents, finished in a flat matt, emphasize architectural detailing and highlight individual retail units, drawing attention to each shopfront with elegance.

Supporting Elements and Visual Cohesion

Functional elements such as anthracite grey canopies, coping, and rainwater pipes maintain a restrained color palette, ensuring that these features do not detract from the building’s overall composition or the shopfront detailing.

Brickwork & Contextual Detailing

The brick detailing reinforces the connection to local architectural context, adding character and texture to the façade. A double-stacked soldier course banding paired with a vertical stretcher bond introduces subtle rhythm and visual interest to the single-storey retail units.

The proposal: building two

Integral to the new market development is Building Two. Building two will provide a new purpose built community space, ideal as community hall, event space and more.

The contemporary building will provide high quality hire space for community use in Dinnington town centre.

Building 2 will benefit from:

  • Back-of-house facilities for operational efficiency, including an accessible toilet and kitchenette
  • Secure rear servicing access
  • Distinctive recessed entrance for enhancing visual identity
  • High-impact frontage that opens directly onto the newly designed public realm, ensuring strong visibility
  • Use of high-quality modern materials
  • Adaptable layout for future uses

The proposal: building three

Building three comprises of the existing Laughton Rd retail units from Cooplands to Julz Boutique. Building 3 will undergo a major refurbishment internally and externally. All existing units to be retained will be insulated, and fitted out with new back of house facilities, WCs and tea points. New external cladding is proposed to the first floor along with new modern shop fronts to Laughton Rd

The refurbishment will provide quality lettable units to complement the development.

Building 3 will benefit from:

  • Back-of-house facilities for operational efficiency, including an accessible toilet and tea points
  • Secure rear servicing access
  • Distinctive refurbished entrance for enhancing visual identity.
  • High-impact frontage that open directly onto Laughton Rd, ensuring strong visibility and footfall
  • Use of high-quality modern materials

    Sustainability

    Building 3 will be enhance with thermal upgrades, new sustainable heating and cooling systems and future proofed structure

    Town centre development vision

    The public realm and market square form the heart of the development, designed as a multifunctional space to host weekly markets, town events, and everyday recreational activities. This revitalised core will serve as a dynamic hub for community life.

    Enhancing the town centre through the refurbishment of existing units, the addition of new retail spaces, and the creation of a dedicated community building will foster a balanced and vibrant environment. These improvements aim to support local businesses, encourage social interaction, and elevate the overall visitor experience.

    Opening the landscape to Laughton Road and establishing a clear thoroughfare to the bus station and nearby supermarkets will significantly increase footfall. This strategic connectivity will strengthen the high street’s future, ensuring it remains a thriving destination for residents and visitors alike.
