Capital Works

CAPITAL WORKS

KEEPING ROTHERHAM HOMES SAFE, COMFORTABLE, AND WELL-MAINTAINED

Capital Works are decided based on several factors, including the age and condition of the property following a survey, regulatory requirements, and feedback from residents.

In the 2025/2026 financial year, the Council is planning to invest over £20 million into Capital Works across Rotherham, ensuring homes are maintained to a high standard. Our delivery partners, Mears and Equans, along with their subcontractors, will carry out these works on our behalf.

 

CAPITAL WORKS SCHEDULED TO START IN 2025/2026

The following are a list of the already scheduled works for the financial year 2025/2026. Please note that some improvement works have already begun, while others are scheduled to start later in the year. If work in your area hasn’t started yet, rest assured—you will receive advance notice from the Council before any work begins in your building or neighbourhood.

 

Externals – Including Roofing and Roofline Works

Scheduled to start in: Maltby, Catcliffe, East Herringthorpe, Remount Way, Kimberworth Park, Richmond Park, Thurcroft, West Melton, Scovell House, Rawmarsh, and Rawmarsh House, Rawmarsh.

Internals – including kitchen and bathroom renewals

Scheduled to start in selected areas across the borough.

Walkway Repairs – Repairs to Walkways in Blocks of Flats

Scheduled to start in: Harrop Garden Flats, Swinton.

Windows and Doors – Replacement of Windows and/or Doors

Scheduled to begin in selected areas across the borough where referrals have been made due to existing windows or doors being beyond repair.

Warm Homes Social Housing Fund – Energy Efficiency Measures

Scheduled to start borough-wide. This includes a property survey followed by tailored recommendations. Depending on the outcome, the specific work may include one or more of the following:

  • Loft insulation
  • Cavity wall insulation
  • External wall insulation
  • Solar panel installation.

Garage Site Refurbishment

Scheduled to start in: Varney Road, Wath.

Asbestos Removal, Communal Lighting, and Fire Door Replacement

Scheduled to start in: Block 11–22 Montgomery Square, Wath.

Planned Boiler Replacements

Scheduled to start in selected areas across the borough.

Environmental Improvements – Small-Scale Fencing Schemes

Scheduled to start in: Dalton Parish Housing Land, St Mary’s View Phase 3, and Woodside Walk, Munsbrough.

Damp and Mould prevention works, including ventilation upgrades

Scheduled to start in selected areas across the borough.

Electrical System Upgrades

Scheduled to start in selected areas across the borough.

 

HOW WE WORK

  • Advance Notice
    Tenants will receive written notification in advance of any scheduled works. This letter will include details about the specific works, scheme start and end dates, and the delivery partner responsible. A second notification letter will be sent by the delivery partner, providing more detailed information including exact start and finish dates.
  • Engagement
    Before work begins, residents will receive a visit from the partner’s Customer Liaison Officer (CLO). The CLO will provide a site induction, which includes further details about the works and all relevant health and safety information.
  • Communication
    Residents will always have access to contact details for both the delivery partner and the Council’s Technical Officer managing the scheme.
  • Rotherham-Wide Approach
    There are no fixed areas—works are carried out based on need across the borough.
  • Contractor Coordination
    Key dates and logistics are agreed with Mears, Equans and their subcontractors to minimise disruption to residents.
