Awaab's law: What it means for Council tenants
Effective from 27 October 2025, Awaab’s Law requires all social landlords, including Rotherham Council, to take faster, more accountable action on emergency hazards, such damp and mould in council homes.
This law was introduced following the tragic death of Awaab Ishak, a toddler who died due to prolonged exposure to mould in his home. It ensures that tenants’ health and safety are prioritised and that serious issues are managed promptly.
What you can expect
Awaab’s Law Timeframes
- Emergency hazards must be investigated and made safe within 24 hours.
- Significant hazards (e.g. serious damp and mould) must be:
- Investigated within 10 working days.
- Made safe within 5 working days of inspection.
- If works cannot begin within 5 days, they must start as soon as possible and within 12 weeks of the initial report.
Clear Communication
- A written summary of inspection outcomes will be provided within 3 working days.
- Tenants will receive proactive updates via email about investigations and planned remedial actions.
Temporary Accommodation During Safety Works
- If your home cannot be made safe quickly, the Council will offer temporary accommodation.
